Q: What size is the property?
A: The total size is a little over 1500
square feet, which includes a fully equipped kitchen, a large living/dining room area, a breakfast nook off the kitchen, and two large master bedrooms upstairs, each with their own full baths.

Q: How close is the beach?!
A:
You have three walkable options to get to the some of the best beach spots in all of San Diego. The complex itself overlooks the beach from atop the bluffs, but when you are ready for some great surfing, boogie boarding, or just plain relaxing on the sand, grab your towels and boards, and take you pick of spots. Just south of the property is Swami's. This beach has world class surfing! If you are looking for surfing a slightly less intense spot, D Street is about the same distance north. For the perfect family beach spot, one block farther north gets you to Moonlight Beach.

Q: Is it furnished?
A:
Yes! It is fully furnished. Upstairs, each of the two master bedrooms have comfy beds, dressers, nightstand, and full sets of soft, high quality linens and towels. The larger east facing master has a king bed, and the west facing master has a queen. Also upstairs, a full sized washer/dryer. Downstairs, the kitchen is fully equipped, so if you like to cook, everything you need is here! Or, you can get take-out and enjoy it at the dining room table. Or enjoy it with a good show in the living area! The living area has a large sectional plus sofa bed, and you have a flatscreen HD TV here with cable, as well as a PS3 game console and Blu-Ray player.

Q: What about sheets, linens, towels, food? Do I have to bring my own?
A: Except for food, no!! The whole idea is that I pretty much provide you with everything you need. A full set of top quality linens will be on the beds when you arrive, fresh towels in the bathrooms, beach towels, etc! The kitchen is fully stocked with cookware if you want to cook, there is an ice chest and beach chairs that you can take to the beach. There are complementary paper products (toilet paper, tissue paper, paper towels in the kitchen, etc.), detergent for laundry if you need to wash anything, and basics such as spices in the kitchen.

Q: So, why here and not a hotel?
A: The biggest reasons are location and cost. Renting out property for a week is far cheaper than renting a couple of rooms at a decent hotel, and your accommodations here are much better than decent. There are very few hotels where you can walk 10 seconds from your front door and watch the sunset over the water, or hear the ocean from your room, or walk just a few minutes and be on the beach! And most hotel rooms are very, very small. Here, you have 1500+ square feet to play in. And you won't get charged extra for using the internet (wireless included) or for parking (two spots underground parking), or for playing games or watching movies (PS3 is hooked to the downstairs TV, plus games).

Q: Hey - your place looks great - how do I book??
A: I'm glad you asked! The way it works is pretty simple. First, you can take a look at the booking calendar and determine the rate for the dates you are interested in, including all fees, etc. Give me a call or send an email, and I'll talk and get you taken care of. Note that discounts may apply for multi-week stays, depending on the length of stay. You can choose to pay via credit card or check, although putting down the deposit by credit card is the quickest way to guarantee your dates.

Q: What's there to do in Encinitas and San Diego?
A: That's a big question! The short answer is A LOT!
Besides the nearby beach, walking, dining, yoga and shopping in and around the quiet Encinitas beach community, or just relaxing inside, you can golf at a world class public course at Torrey Pines, enjoy the Del Mar Race Track and Fair, the amazing San Diego Wild Animal Park, or the zoo. You can visit Sea World, Legoland or shop at the Carlsbad outlet mall. You can go sailing, surfing, hot air balloon riding and even hang gliding! Downtown San Diego is a short drive away, and has a rich nightlife, sports venues, symphony, and all the things you would expect from the eighth largest city in the US. The possibilities are really only limited by your imagination!

Q: So, who are you?
A: My name is Ben Diamand, and I own the property. I bought it a number of years ago when I lived in San Diego, and rather than sell it when I moved for my job, I liked it so much that I decided that I would rent it out and have it professionally managed instead. I now work in Los Angeles, and have been up here since 2004, so I'm not too far away. I work as a software programmer for Sony, making of all things, video games. Yes, it's pretty fun! No, I don't play them all day. But, that's why there's a nifty PS3 there for you to enjoy (along with a bunch of games)!

Q: When do I pay?
A: A fully refundable deposit of $400 is needed to reserve the dates you want. Half the total rent amount is due 60 days prior to arrival, and the other half is due 30 days prior, though you can certainly choose to pay all of it at once. If you book between 30 and 60 days prior to arrival, half is due immediately with the deposit. For last minute bookings, less than 30 days prior to arrival, the total plus deposit is due immediately.

Q: Are there discounts?
A: Sometimes there are discounts, especially if you want to book for many weeks. The discounts are in the form of reduced or free nights, based on how long you plan on staying. Also, different dates in the summer go for different rates. The booking page has all the base rates so you know which times cost what. But if you would like to stay a while, please call for more info and I can probably give you a better rate.

Q: What if I want to book for less than the minumum number of days?
A: Booking less than the minimum is not preferable. The main reason is that I try very hard to keep the property in great condition, and having people in and out with a greater frequency makes it very hard to keep on top of things. It's very important to me to make sure everything is clean and tidy, and to ensure that everything is ready on time for each new guest. Having said that, sometimes bookings happen such that there are availabilities for shorter periods. You can always send me an email or give me a call - depending on the dates, we may be able to arrange something!

Q: Smoking? Pets?
A: In order to keep the property in the best condition possible for all guests, neither is allowed. Smoking is not allowed on the complex property at all, out of respect for my neighbors.

Q: Is there a deposit?
A: There is a fully refundable deposit of $400 (and it really is fully refundable). You can also send a check, but I can't reserve the dates until I actually have the deposit in my bank, so credit cards are the easiest.

Q: What about cancellations?
A: As is customary for vacation renting, there is generally a no cancellations policy (although if you have to cancel a very short time period after booking, I will typically only charge you a modest amount for having to re-book the property). If you absolutely have to cancel before you arrive (I understand that there are sometimes emergencies that cannot be avoided), you are still responsible for the total amount due!! As soon as you tell me, I will immediately make the dates available for booking again and if someone else books some or all of the days you reserved, I will not charge you for that time.

Q: What happens if something goes wrong?
A: We all want everything to be perfect and to go just right, but sometimes things do happen. In that very rare case, I am available by phone anytime, and will work with you to make sure that any issues are corrected immediately. Please be assured that everything possible has been done to make sure that you are treated to a wonderful stay in Encinitas!
